Beach News

The Private Beach construction has progressed, revealing a refined new look as the building nears completion.
The exterior has been stuccoed and painted, and signature art panels are now installed across the front. Landscaping is
also taking shape, as Sabal palms and dune vegetation were planted around the property. Over the next two weeks,
key progress includes completing the metal roofing, installing elevator components, and adding large trees to the
landscape, bringing the project closer to its finishing touches with the facility set to open around the end of June.

Pickleball Courts Construction

Beginning Thursday, May 1, the Limited Development Order (LDO) submittal will be made for the Riverwalk Park
pickleball court construction, and the permitting process may take up to 90 days. Construction is scheduled to
begin in early August, at which point, the courts will be closed for two months to allow the concrete to fully cure.
Weather permitting, the project is expected to be completed by mid-November. During the closure, residents may use
pickleball courts at a partnering location to be announced in the coming weeks.

Storm Water Management System

BBCA Stormwater inspection has been completed, and the cleanup for Anchorage and Bayhead swales has been
finalized in-house. The vegetation at Craker Cove was removed. Proposals for restoring swales to their original
design (rescoping) include Bayhead, Anchorage, Baywoods Lake 89, Hidden Harbor Lake 26, and Rookery Swale Lake
65/66. The cleanup of Natural Area 70 will be continued in the summer.

Lake 21 Remediation

The feasibility study has been completed by the structural engineer, and a geotechnical discovery has been made.
There have also been discussions with the civil/project engineer and a meeting with the City of Bonita Springs.
The next steps include applying for the LDO with the City of Bonita Springs and the ERP permit with the South
Florida Water Management District (with plans ready and covenants signed and sent). Additionally, stone material
will be secured and purchased at least one month prior to construction. The estimated start date is July 2025,
with a project duration of six weeks.

Commercial Gate Project

The final engineering plans have been approved, and the Development Order application has been submitted.
The City of Bonita Springs is currently conducting a 90-day review. Work is also underway on the RFP and contractor
sourcing, and a sliver of land is being purchased from Ventas. The project duration is expected to be approximately
10 weeks.

Committee Recharter

The committees have been rechartered to function predominantly in the areas of oversight and governance.

Traffic Study

A traffic study will be conducted to identify traffic conditions, patterns, and behaviors within Bonita Bay,
with a traffic engineer making recommendations to enhance the overall efficiency of our roadways.

Signage on Pathways

The allowed speed on the pathways is 8 mph for all users. As a continuing effort to emphasize pathway safety,
the Board approved the purchase of 10 signs to be placed at locations suggested by staff, including Marina Point,
Ibis Cove, and Bayhead Drive.
