Check Your AC Refrigerant Lines

Posted: October 22, 2026 • Category: Alerts

Recently an owner had an AC leak resulting from refrigerant lines in the attic of the B building. Upon inspection it was discovered that the insulation was missing and pipes were exposed. Insulation pipes are old and at the time of construction Armaflex insulation was used. It is now dry, hard and loose due to age on most of the pipes that the technician saw during the repair. Condensation was building up on the old insulation in many spots and dripping down and causing damage to unit below.

It is recommended that all owners contact their AC vendor to check their AC refrigerant lines in the attic to see if they need new insulation. This is not an association repair, but it is in your documents that twice a year maintenance needs to be done to prevent any leaks and damage not only to your unit but the surrounding units in your building.

Please note that you will need to gain access to the third-floor unit above you to gain access to the attic. Please make arrangements with that owner for such entry.
