Week 4 of Building B Construction – Update

  1. The final fire inspection for building D’s handrails is on 6/24 at 9:00 AM. Both the aluminum contractor and General Contractor will be in attendance.
  2. Walkway repairs are underway.
  3. Velocity was on site yesterday to review walkway repairs, and repairs on lanais.

Outlook for next week 5:

  • Continue walkway repairs.
  • Begin 3rd floor handrail and grab rail installation.
  • Finish third floor walkway repairs. Continue walkway repairs on the 2nd floor.
  • Plastic will be placed on all new handrails as they are installed. Please ask residents to refrain from removing this.

PLEASE NOTE OWNERS: NEW HANDRAILS WILL HAVE PLASTIC INSTALLED ON THEM. PLEASE REFRAIN FROM REMOVING THE PLASTIC.

Handrail installation will require shutting down portions of the walkways while we work. Please ask residents to minimize coming and going from their units while we continue our scope of work.

OWNERS PLEASE NOTE: DURING HANDRAIL INSTALLATION PORTIONS OF THE WALKWAYS WILL BE SHUT DOWN. PLEASE MINIMIZE COMING AND GOING FROM YOUR UNITS WHILE THE VENDOR CONTINUES TO WORK.

On another note, I would like to mention an existing condition is present on the walkways and lanais:

  • Unsure if this is a decorative texture, honeycombing from original construction, etc. however, both the walkways and several lanais appear to have “divots” when stripped to bare concrete.
  • On lanais, these “divots” (see the attached pictures for context) will impact the waterproofing membrane and require additional prep work. We contacted Sika, the manufacturer of the waterproofing membrane, for guidance. It is paramount to get these filled so we can properly apply the waterproofing membrane. They advised us to fill these divots with Sikalastic 350 and a sand aggregate. This was not found on the lanais of Building D.
  • General Contractor is currently working with several partial-depth concrete repairs on the walkways. Some of these repair areas are quite large and will require texture repairs once the concrete work is complete. The walkways are painted and appear to have the same “texture” and/or “divots”. Unfortunately, matching this will be nearly impossible. They will do their best, however, it will likely never be perfect. This is being brought to your attention now to avoid any surprises.
